The formula

Every total on this page follows one formula: total = built-up area × tier rate, presented as a range. Built-up area itself comes from your plot via ground coverage and per-floor factors held by the estimation service — which is why the same plot yields different totals at G+0, G+1 and G+2.

What moves the number

  • Ground coverage — how much of the plot each floor plate may occupy after setbacks.
  • Number of floors — each floor adds its own plate at the tier rate.
  • Specification tier — finishes and fittings compound across every square foot.
  • Balconies and parking — separate allowances, listed as their own lines.
  • Soil and access — normal conditions are assumed; surprises here reprice foundations.
  • Design complexity — cut-outs, double heights and long spans cost more than boxes.

Mistakes that inflate budgets

  • Freezing the budget before the soil test, then meeting rock or slush.

Estimator questions, answered plainly

What is the difference between plot area and built-up area?

Plot area is the land you own — length × width at ground level. Built-up area is the total covered floor space across all floors, including walls. This estimator starts from your plot and derives built-up area using the service's coverage factors; the result always shows both figures so you can see the conversion.

How accurate is this estimate?

It is a planning range, roughly ±8% around a base figure, meant for early budgeting. Soil, design choices, and market movement shift real costs. A binding figure exists only in the signed, itemised agreement after site study and design freeze — any page that promises more from three inputs is guessing.

How do extra floors change the total?

Each added floor contributes its own covered area at the tier rate, shown separately in the floor-wise table. Upper floors are usually slightly smaller than the ground floor because of staircases, cut-outs and setbacks — the service's factors handle that, and the per-floor areas are visible in your result.

How are balconies and parking calculated?

They are counted as additions outside the main floor plates, each with a stated square-foot allowance priced at your selected tier rate. Your result lists the count, the allowance, and the cost line for each, so nothing hides inside a lump sum.

What is excluded from the range?

Land cost, statutory approval fees and deposits, loose furniture and appliances, landscaping and interiors beyond the spec sheet, and any specialised foundations that only a soil test can reveal. Exclusions travel with every estimate and are listed in full beside it.

Does soil condition affect my cost?

Yes. Normal soil is assumed, with a two-point soil test included in the design stage. Black cotton soil, filled-up plots, high water tables or nearby basements can demand deeper or specialised foundations, which are priced separately after the test — never averaged into the planning rate.

What about building approvals in Bengaluru?

Sanctions are issued by the authority, not by us. Our approvals liaison coordinates drawings, files and follow-ups, but no one can promise sanction timelines on the authority's behalf. Approval fees and deposits sit outside the construction range.

Which tier should I choose — Essential, Classic or Elite?
